According to the new regulation made in the law regarding residence permits, foreign citizens who want to obtain residence must now have at least 200,000 USD or more written in the title deed.

Residence permit by purchasing real estate in Turkey: It is the right of residence permit obtained by foreign citizens by buying a house in specified provinces and districts. Residence obtained in this way is called a short-term residence permit.

 

Conditions for Obtaining a Residence Permit by Purchasing Real Estate

The new conditions for obtaining a residence permit by buying a house are as follows:

  • The nature of the real estate purchased must be residential.
  • The house to be purchased: The amount stated in the title deed must be at least 200,000 USD or more.
  • The neighborhood where the purchased house is located must be open to residence permit. In other words, the ratio of the total number of foreigners to Turkish citizens should not exceed 20%.
  • The expertise value of the house purchased must be at least 75,000 USD.
  • If it is desired to obtain a residence permit for your spouse and children, the names of these people must also be included in the title deed.

  • Valid health insurance,
  • Numbering (given by the Municipality)
  • Title deed continuation certificate (to be obtained from the Land Registry)
  • Current passport valid for at least one year,
  • Document showing that you are registered in the address registration system

How Many Years Are Residence Permits Given to Foreigners Who Own Real Estate in Turkey?

Residence permits are given to foreigners who own real estate in Turkey for a maximum of 2 years. In addition, it is possible to renew the residence permit every time the house is not sold and the conditions are met.
