Step by Step Property Buying Guide in Turkey


After you decide on your dream home, the whole process is very easy and safe with Basic Apartment. There are only three major steps to follow.

1.  Step: Buying Contract and deposit


Once the sale has been agreed, a purchase contract will be drawn up for both buyer and seller to sign and the deposit shall be paid. Before the property purchase contract signed, extras should be writing in the contract. For example, white goods included, Apartment will be repainted or payment date

 As soon as the contract is signed and the deposit paid this contract is then binding upon both parties. The deposit is generally 10% of the cost of the property. As Basic Apartment; we do not recommend paying more than 10% of the total property cost.

Contracts should ideally be signed with both the buyer and seller in the presence of the Turkish notary. This, however, is not always possible and it is possible for the buyer to sign the contract in their home country if witnessed by a local solicitor or notary public.






2.  Step: Application to the Land Registry Office

The title deed transfer application in Turkey is very similar to that of many other European countries.

The seller makes an application for ownership of the title deed for the property with the documents listed below:

  A translated and notarized photocopy of the buyer's and seller's passports

         •     Details of the property are submitted

         •       Two photographs of both buyer and seller


 How to Make an application to transfer title deed

To make an application to the land registry office, date and time should be set from the land Registry office web page, at the meeting times, the documents that we mentioned above is given to the land registry office. The buyer will get the stamp duty payment number to their mobile, with this number, Stamp duty is paid from Garantibank, Ziraat bank, and Halk Bank.

After you paid the stamp duty and you will get the next SMS telling what time is meeting for the final sign. Now you are ready for finalizing the transfer of title deed. 





3. Step: Completion - Transfer of the Title Deed


On completion, both buyer and seller must meet in person at the local Land Registry Office for the transfer of the ownership title. An official translator will be ready at the office to assist foreign buyers.

Once ownership has transferred the balance of the title contract will be paid to the seller.

On transferring the title deed both parties should be careful about there is no dept or credit on the property and seller must get all his money before she/he signs the documents.
